What a Maintenance Plan Actually Covers

A lot of maintenance agreements in this trade amount to a technician glancing at the unit, changing a filter, and leaving a sticker on the side. That is not maintenance, that is a visit. Ours is built around cleaning, measuring, and recording, because those three things are what keep a system from failing early.

Each membership year includes two scheduled visits, and here is what gets done on them:

  • Condenser coil washed from the inside out, not just rinsed from the outside where the dirt gets pushed deeper into the fins.
  • Evaporator coil and drain pan inspected, drain line cleared and flushed, float switch tested.
  • Refrigerant charge verified by superheat and subcooling against the manufacturer target, not by feeling the line.
  • Capacitor microfarads, contactor condition, and compressor and fan amp draw measured and logged.
  • Blower wheel inspected for buildup and static pressure measured across the system to catch airflow restriction.
  • Heating side tested with flame sensor cleaning, ignitor check, gas pressure reading, and temperature rise.
  • Carbon monoxide test in the supply air and a visual heat exchanger inspection on gas furnaces.
  • Thermostat calibration, schedule review, and filter sizing checked so the right filter is actually being used.

Why our climate is hard on equipment

Systems here run cooling five or six months straight and then get asked to heat on short notice. That swing is what breaks things. Outdoor units near the base of the San Bernardino Mountains pull in fine grit all summer, and by fall the condenser coil is packed enough to push head pressure up and shorten compressor life without anyone noticing a comfort difference yet.

Attic equipment adds another layer. In East Highlands Ranch a lot of the larger homes have the air handler and duct trunk sitting in an attic that hits 140 degrees in July. Insulation degrades, flex connections loosen, and drain lines slime over faster than they would in a garage install. A spring visit that clears the drain and checks the attic connections prevents the ceiling stain call in August.

Is a plan right for your house?

If your system is under five years old and you are handy with filters, you could reasonably do a single annual visit instead. Where a plan pays for itself is on equipment between seven and fifteen years old, on attic installs, and on any house where a summer outage would be a genuine hardship. You can, but we would push back. Highland winters are mild enough that furnaces sit idle for months, and idle gas equipment is exactly where cracked exchangers and stuck rollout switches hide. The fall visit is a safety check as much as a comfort one.

Yes. Mini splits actually need it more than a standard system because the indoor blower wheels load up with dust and are not something a homeowner can clean. Heat pumps get counted as two seasons of runtime, so they get both visits too.
