Why Commercial Work Is Its Own Trade

Your Building Is a Business First and a System Second

We Work Around Your Hours

Restaurants get us before the lunch rush. Offices get us after five. Warehouses get us on a Saturday. Scheduling around your operation is part of the job, not a favor.

Every Unit Gets a Record

We tag each rooftop unit and log readings by unit number, so next year you can see which one has been trending badly instead of relying on someone's memory.

One Point of Contact

You deal with the same small crew every visit. No rotating cast of subcontractors learning your building from scratch on your dime.

Repair Costs Get Context

On a fifteen year old package unit we will tell you what the repair costs, what a curb adapter replacement costs, and roughly what the energy difference is, so you can make a business decision instead of a guess.

Rooftop Unit Down and Customers Walking Out?

Commercial diagnostic is a flat $125 with a written price before the work, and we schedule around your operating hours.

How We Handle Commercial Systems Differently

Commercial equipment fails for different reasons than home equipment. It runs longer hours, it sits in direct sun on a flat roof all summer, and it usually gets ignored until a customer complains. By the time somebody calls, a small problem has often been running for months and quietly costing money on the power bill.

Our commercial service covers the equipment most Inland Empire buildings actually have:

  • Packaged rooftop units from three to twenty tons, gas heat and heat pump versions both.
  • Split systems serving offices, suites, and tenant improvements.
  • Multi-head ductless banks in server rooms, break rooms, and retrofitted spaces.
  • Economizers, dampers, and outside air controls, which fail quietly and waste more money than almost anything else on the roof.
  • Belt-drive and direct-drive blowers, including sheave adjustment and static pressure verification.
  • Rooftop curbs, duct connections, and weatherproofing where leaks and heat gain hide.
  • Programmable and networked thermostats, including lockouts and schedules so nobody runs the building at 68 degrees overnight.

What we find on Inland Empire roofs

Economizers are the biggest recurring surprise. Half the units we open on the Palm Avenue commercial strip have an economizer with a seized actuator or a disconnected linkage, which means the unit is either pulling in 105 degree outside air in July or never using free cooling in January. Fixing one is cheap and shows up on the next power bill.

The other pattern is condenser coils packed solid. Buildings in the Colton industrial pockets sit near truck traffic and open dirt, and the coils load up with grit fast. High head pressure kills compressors, and a compressor on a ten ton unit is the kind of bill that ruins a quarter. A twice a year coil wash is the cheapest insurance in this trade.

How a commercial engagement works

  1. 1

Walk the Roof and the Space

We count units, note model and serial data, check ages, and tag each one so future work references the same numbers you do.

  2. 2

    Baseline Every Unit

Refrigerant readings, amp draws, temperature split, static pressure, economizer function, and belt or motor condition, recorded per unit.

  3. 3

    Report with Priorities

You get a plain list split into fix now, plan for this year, and watch it. No scare tactics and no bundling everything into one giant number.

  4. 4

    Scheduled Service Windows

Work gets booked around your hours. Loud or disruptive tasks happen when the building is empty.

  5. 5

    Maintenance on a Calendar

Spring and fall visits with the same technician, same forms, and year over year readings that show you what is drifting.

Repair, replace, or plan for it

Most commercial package units give you fifteen to eighteen years in this climate if the coils stay clean, and noticeably less if they do not. When a unit that old needs a compressor or an evaporator coil, replacement is usually the better use of the money, and a like-for-like swap on an existing curb is a one day job with a crane in the morning and the building comfortable by afternoon.

When it is a contactor, a capacitor, a belt, a board, or an economizer actuator, we fix it and move on. Highland Heating & Air will give you the numbers both ways so the decision is yours, and we will put it in writing before anything gets ordered.

Commercial HVAC Questions from Local Business Owners

Yes, and for most restaurants and retail spaces that is what we recommend. Evening and early morning windows keep the noise and the ladders away from your customers, and we do not add a premium for booking that way.

One hundred twenty five dollars per visit, quoted up front. That covers the trip, the testing, and a written diagnosis on the unit in question, and it does not change for nights, weekends, or holidays.

Twice a year is the standard, and in the Colton and Palm Avenue industrial areas we would argue it is the minimum. Coils there load up with road grit fast enough that a single annual cleaning leaves the unit running dirty through most of the summer.

Yes. We pull the permit, coordinate the crane, handle the curb adapter if the new unit footprint differs, and stay for the inspection. You get one contractor to call, not three.

Sometimes, but more often it is zoning, duct balance, or an economizer stuck open on one unit. We measure airflow and temperature at the registers in each suite before recommending anything, because replacing a healthy unit will not fix a duct problem.

We do. It covers scheduled spring and fall visits, per unit condition reports, priority scheduling when something goes down, and discounted repair labor. Pricing depends on unit count and tonnage, and we will walk the roof before quoting it.
